 This deed made this the 26th day of August 1927 by Folger Townsend,
commissioner, under a judgment of the Superior Court of said County, in the
special proceedings entitled In the Matter of R. M. KELLER, Bertie Keller,
Floss Keller, Clarence Keller, Hardy Keller, Lucy Keller, Jennie Keller Ray
and Alice Keller Kirby, Ex. Parte, party of the first part, to JENNIE KELLER
RAY of Caldwell County, North Carolina party of the second part.

 Witnesseth, that whereas the said Folger Townsend commissioner, being
thereto licensed by a judgement in said proceedings did, on the 16th day of
August, 1927 after due advertisement, expose the land herein after
described, to Public sale, Lenoir, N. C.  and then and there the said Jennie
Keller Ray became the last and highest bidder for the said land at the sum
of Two Hundred and Forty Dollars ($240.00) and complied with the terms of
said sale, and whereas upon report of said sale to said court the same was
confirmed and the said Folger Townsend commissioner as aforesaid, was
ordered by the judgement of said court to execute a deed in fee simple to
said purchaser upon payment of said purchase money, and whereas the terms of
said sale have been fully complied with; Now in consideration of the
promises the said Folger Townsend, commissioner, as aforesaid doth hereby
bargain, sell and convey to the said Jennie Keller Ray, and her heirs and
assigns, that certain parcel or lot of land, situated in Kings Creek
Township, Caldwell County, North Carolina, adjoining the lands of Sidney
Keller and others and more particularly described as follows:

 First Tract.  Beginning on a Spanish oak, Solomon Keller’s corner and runs
W. to a white oak, then S. E. to a white pine, then same direction to a
walnut, then S. E. to a cedar, then same direction to an apple tree on the
bank of the creek, then same direction to a black gum, then same direction
to a walnut, then same direction to a pine and dogwood, then E. to a white
oak, then N. with Solomon Keller’s line to a cucumber tree then N. W. to a
weeping willow, then same direction to a red oak, then same direction to the
beginning, containing 21 acres more or less.

 Second Tract.  Beginning at a white oak, Solomon Keller’s corner on the top
of the ridge and runs E. with Keller’s line 38 poles to a chestnut, then S.
20 W. 18 poles to a black gum, then S. 45 W. 18 poles in the line of Solomon
Keller Jr.’s, 30 acre entry, then N to the beginning, containing 5 acres
more or less.

 Third tract.  Beginning on a white oak in lot #1 and runs N. W. with said
line to a stake in back line corner of lot #1 then S. with back line 24
yards to a stake.  Then S. E. crossing the creek to a hickory on the bank of
a hill 45 yards from the beginning, then S. E. by a spring above the Sidney
place to the back line, then with a back line to Milas Keller’s line, then
with Keller’s line to a corner of lot #1, then with said line to the
beginning, containing 12 acres more or less, adjoining lands of Sidney
Keller and others.

 To Have and To Hold said land with all the appurtenances and privileges
thereunto belonging to her, the said Jennie Keller Ray, her heirs and
assigns forever, in as full and ample manner as the said Folger Townsend,
commissioner, as aforesaid, is authorized and empowered to convey the same.
 In witness whereof the said Folger Townsend, commissioner, hath hereunto
set his hand and seal the day and year above written.

 I, J. D. Bernhardt, Clerk of the Superior Court of Caldwell County, State
of North Carolina, do hereby certify that Folger Townsend, commissioner,
personally appeared before me this day and acknowledged the due execution of
the foregoing instrument, for the purpose therein expressed.  Let the same,
with this certificate, be registered.
